When researching the Drumgooland Parish Records I found a christening record for Robert Martin 27 December 1787. He is the son of Robert Martin and Rose Morgan (Leitrim).
The thing that stumps me is that on the Annseley Lease, Robert Martin, son of Robert Martin is supposedly 21 years old and his brother John is supposedly 16 years old. I believe John is listed first, then Robert, then a Hugh Telford age 7 from Leitrim. (Heirs of Henry MaTeer) I have never actually seen the lease papers, I just had a friend research for me. Is it possible Robert is really 12? This would make so much more sense, as it matches the christening record.
I have gone back to research the parish records and have found MaTeers in Legananny, so far - Henry 11 March 1781 and Alexander 14 March 1787, both sons of John MaTeer and Mary McCleland. This also fits nicely because John is probably the son of the same Henry the Martin's are heir to.
What would you do? Any ideas on how I might check this theory?
I also found a Telford in the area as well, the wife of someone. I have to found any other Magraths yet though.

Perhaps you might tell us the date of the lease? Thanks.

I've had a similar issue when trying to match up old records with family history. Sometimes ages don’t line up exactly in leases or other documents because they often relied on memory or estimation. It's possible Robert's age could be wrong on the lease, especially if the christening record seems more reliable. I’d suggest checking other leases or wills if you can, maybe through a local archive or even online databases. They might help clear up any age discrepancies.

November 1799 • Legananny, Drumgooland, Down, Ireland
Annesley Estate lease lessee Robert Martin (late heirs of Henry Mateer), lives on lease John Martin aged 16 years and Robert Martin aged 21 years sons of Robert Martin and Hugh Telford, Leitrim, aged 7
Also
November 1762 • Legananny, County Down, Ireland
Annesley Estate Lease Nov 1762 for 3 lives, £13-6-7 per annum lessee John Armstrong, John Armstrong aged 23 and Robert Armstrong aged 10 or 18 (both sons)
If you're able to find either, I'd appreciate a copy and any consecutive leases or prior leases on the property in question. I can pay a reasonable amount for the research time and expenses involved. Both families acquired additional property over time. The Martins had property in both Legananny and Benraw, so I'm also interested in those leases. Any additional information would be greatly appreciated. Thanks!
