I am looking for information about John James DAVIS who I believe married Anne WALLER (daughter of Kilner Waller of Castle Waller in Tipperary)). John lived during early 1800 (children around 1815).

The Atornies (Solicitor/Procter) listing of Wilson's Dublin Directory/Treble Almanac 1829 show a Jno. J. Davis KCE at 29 Bishop Street Dublin city.
K = King's Bench, C = Common please, and E = Exchequer. At the time many of the legal professions had to have a Dublin addressA transcript of the marriage of John and Anne is available on the free IrishGenelaogy website - they marriage at St. George Church of Ireland Dublin north city on the 9th of July 1808. An image of the original register is also available.. besides the date and names , no other details were noted for the marriage.
There are at least two probable baptisms of children to the couple in Dublin city parishes - Eliza St. Mary's CofI 1811, John James jnr St. George's CofI 1814

Registration of marriages did not start until quite a bit later in 1845 (for non-Catholics), so no certificate or further details would be available for the marriage of John and Anne, just the original church marriage register entry linked above. Early church records are usually vary basic, in this case just the date, names of the couple and what appears to be occupation for John of 'Gent. Attny'', no other clues unfortunately.

I located a probable entry for your John J. in the King's Inn Admission papers as follows :
Davis, John James, Attorney, Exchequer, H 1798 r
Exchequer relates to the Law & Court division he worked in, the H = Hillary term of 1798 that he qualified in, the 'r' means entered on the Exchequer roll
I also located an article which mentions both John J. Davis and some members of the Waller family in Saunders's News-Letter pub. Dublin city 22nd December 1806 page 4 - see image attached below. The item directly above on the same page relates to sale of Waller properties - also attached. Both articles from British Library via FindMyPast

Is there any evidence that Anne Waller (wife of John James Davis) is the daughter of Kilner Waller of Castle Waller? Landed Gentry only gives male decendants.

I didn't see anything to confirm the ancestry for Anne, there is that Newspaper notice from John J. relating to the Waller properties. Anne could have been one of the children mentioned in the article, and he could possibly have come in contact with her that way. There were also various Waller families mentioned in Church records for Dublin city, some back as far as the 1600s, most Church of Ireland.
A partial census extract of Dublin city for 1851 shows a Kilner Waller at Camden Street - possibly a son of Kilner snr. and could be a brother to your Anne ?
Castle Waller is in a townland of the same name (Castlewaller) and part of Kilnarath civil parish, which was part of the Church of Ireland parish Union of Newport (Kilcomenty, Kilnarath, Kilvellane &c), Cashel Diocese. This parish Union has records back to the mid 1750s so if Anne was born and baptised in or near Castle Waller there could be a record. These records, like many historic Church of Ireland registers, are held by the Representative Church Body Library in south county Dublin, transcripts for this parish seem to be available on the RootsIreland pay web site.

I have found that there is a will probated on 29 August 1889 for John Davis at Principal Registry with Anne Davis as widow and Executrix.
Is it possible to confirm that this is my John James Davis?
Is it possible to obtain a copy of the will - if so what is cost?

Unfortunately the majority of Wills proved at the Principal Registry, i.e. Dublin city, have not survived.
The death record for that John Davis gives his occupation as 'house-keeper in Probate court' and age as 57, so born abt 1831 - doesn't seem to fit with the John James in your query.
